This warranty is issued by PGH Home Renovations LLC, d/b/a Pittsburgh Home Renovations ("Contractor"), to the property owner named in the accompanying estimate ("Owner"). It is attached to and forms part of every Contractor estimate and the resulting contract, and applies to the work described in that estimate.
What This Warranty Covers
Workmanship performed in a good and workmanlike manner, consistent with accepted industry practice and applicable building codes.
Work performed by specialists engaged by us — they work under our direct supervision and are covered on the same terms.
If a covered defect is reported in writing within the Warranty Period, we will repair or replace the defective work at no charge.
Warranty Period
Ten (10) years beginning on the date of substantial completion — the date the work is ready for its intended use.
Warranty repairs do not restart or extend the Warranty Period; corrected work is covered only for the remainder of the original term.
Materials, Fixtures & Equipment
This is a workmanship warranty only. Materials, products, fixtures, appliances, and equipment are covered solely by their manufacturer's warranty, if any. We will provide manufacturer warranty information on request and will assist in submitting a manufacturer claim at Owner's request.
Labor to remove and reinstall a product that fails under a manufacturer's warranty is not covered unless the manufacturer pays for it. Owner-supplied materials are excluded entirely.
What This Warranty Does Not Cover
Damage caused by others (Owner, tenants, guests, other contractors, pets).
Accident, misuse, or neglect — impact, dragged furniture, overloading, improper cleaning products, etc.
Alterations or repairs made by anyone other than us after project completion.
Failure to maintain — gutters, re-caulking, grout sealing, HVAC filters, exterior grading, etc.
Normal wear, aging, and cosmetic changes (scratches, fading, discoloration) appearing after acceptance.
Normal settling, shrinkage, and seasonal movement — hairline drywall cracks, nail pops, minor gaps, wood movement, squeaks.
Natural variation in color, grain, or texture of wood, stone, tile, or other natural materials.
Pre-existing or concealed conditions in the structure, foundation, plumbing, electrical, or mechanical systems.
Water intrusion from sources outside our scope — roofing, windows, siding, grading, or plumbing we did not install.
Weather and acts of nature — wind, hail, lightning, flood, fire, ice damming, earth movement.
Clogs, blockages, and consumables — drain jams, tripped GFCIs, light bulbs, filters.
Exterior weathering — graying, splitting, efflorescence, ordinary finish weathering.
Consequential and incidental damage — furniture, contents, loss of use, relocation costs, lost income.
Owner-supplied materials, including defects resulting from incorrect owner-supplied material.
How to Make a Warranty Claim
Owner must notify us in writing within the Warranty Period and within 30 days after first discovering the suspected defect. Describe the problem, its location, when it was first noticed, and include photos if available. Verbal notice alone is not sufficient.
Or by mail: 923 S Craig St, Pittsburgh, PA 15213
Owner must take reasonable steps to prevent further damage while awaiting our response (e.g., shut off water to an active leak). We are not responsible for damage that reasonable mitigation would have prevented.
Conditions
This warranty is effective only when the contract price has been paid in full.
This warranty extends to the original Owner only and is not transferable to subsequent property owners.
Our total liability under this warranty shall not exceed the contract price for the affected work.
